How do I estimate a bathroom remodel?
List every task and material separately: demolition, plumbing, waterproofing and tile, fixtures and vanity, electrical, paint and trim. Total the direct costs, add overhead, then divide by (1 minus your target gross margin) to get the bid price. The table above shows this on a tub-to-shower conversion.
What is the price in the example, and how is it calculated?
Direct costs are $7,400 (materials $2,700 plus labor $4,700). Adding 10% overhead ($740) gives $8,140. To keep a 20% gross margin, divide by 0.80, which gives a bid price of $10,175.
Why divide by 0.80 instead of adding 20%?
Adding 20% to cost is a 20% markup, which is a smaller margin. On the $8,140 above, a 20% markup gives $9,768, and the real gross margin is only about 16.7%. Dividing by (1 minus the margin) gives the margin you intended.
Should I add a contingency to a bathroom estimate?
Bathrooms often hide problems behind walls and floors, such as water damage or outdated plumbing. Add a contingency or allowance line, or state in the contract that hidden conditions are handled through a written change order, so surprises do not come out of your margin.
